 *A pre-inspection before listing can help with the sale of the property.

I inspected a property today that had so many items in need of repair. These people did no maintenance at all to this home. The seller indicated they had a friend that came over to check out the home, ya right.

There are so many reasons to hire and Advanced Inspector, (not a friend or family member)  By having a pre-inspection, the seller can help eliminate any surprise findings. The seller can make repairs before placing the home on the market and possibly even increase the value of the home.

 *A pre-inspection can also serve as a great marketing tool. Sellers are required by law to disclose any known defects in the home. Having a pre-inspection report available for the buyer will tell the buyer the seller has nothing to hide. It also gives them a clearer picture of the condition of the home.

I know you have heard this before, but I decided to say it again. Don't depend on a family member or friend. If you prepare ahead of time this will put more money in your pocket and help you, the seller, sell your home to the perspective buyer.

You are so very right about a pre-inspection to be done to a house going on the market.

Most of the time the seller does not know how to fill out the discloser form the right way. They will mark this and then mark it out. Not knowing if they had maked it right or not.

Dale, thanks again for stopping by to read my blog. The pre-inspection is very important in getting the home ready for sale. Sometimes when you live in a home (like myself, going on thirty years) we become complacent and don't always see items that need repair or updating. I think we need to educate the consumer why it is important to have your home inspected by a trained professional.

I go along with you that we as trained professionals need to educate the consumer more as to why it's important to have there home inspected.

We also need to educate the real estate agents more also as to why there sellers and buyers need to have a Home Inspection.

Inspectors are here to stay. The consumer today are savvy and understand that it important to investigate the background of the property they plan to purchase. The more they know up front, the easier it is for the Realtor to close the sale. This will put the burden on the seller and also lift the burden from the Realtor.

Very true!  I have actually heard of some agents who recommend to their listing clients to do pre-listing inspections 100% of the time!

It appears many feel as you do. It certainly will speed up the sale process if  items are repaired before the seller puts the home on the market.

I like them to geta pre inspection , it usually saves a lot of time down the road.
