    Ten Tips to help you prevent fire on your property. This is a blog for prevention.

    A&M Forest Service at A&M University is a very good site for information.

     July 26,2008 Comal County lifts burn ban. Even though this burn ban has been lifted it probably will be for a very short time and then will be put back on, therefore, always check with county before you burn.

    Today we heard the burn ban had been lifted for our county since we received some much needed moisture from Dolly the hurricane that hit south Texas. Up until now a Burn Ban has been put into place and in most cases people in our community did follow the rules. However, fires had been started from other sources.

    Here are some tips that can help you prevent starting a fire if you live in a rural area. It all goes back to taking care of your home and property.


                                            10 Simple Steps to Protect Your Home from Wildfire

    · Propane tanks should be far enough away from buildings for valves to be shut off in case of fire. Keep area around the tank clear of flammable vegetation. 

    · Store gasoline in an approved safety can away from occupied buildings. 

    · All combustibles such as firewood, wooden picnic tables, boats, stacked lumber, etc. should be kept away from structures. 

    · Clear roof surfaces and gutters regularly to avoid build-up of flammable materials such as leaves and other debris.

    · Remove branches from trees to a height of 15 feet or more.

    · In rural areas, clear a fuel break of at least 3 times the fuel length around all structures.

    · Have fire tools handy such as: ladder long enough to reach your roof, shovel, rake, and a bucket or two for water.

    · Place connected garden hoses at all sides of your home for emergency use.

    · Assure that you and your family know all emergency exits from your home.

    · Assure that you and your family know all emergency exits from your neighborhood.

    Fire Prevention Tips During Drought

    1. Know if there is or is not a burning ban in place for your town, city, or county. (Important)

    2. If you burn, clear a large area on the ground of any combustible material, such as grass, leaves, and scrap wood, burn only what you want to burn.

    3. Do not leave your burn pile unattended and have a hose at the ready.

    4. Create a defensible space of at least 30 feet around your house and other buildings; closely mow lawns and trees should be pruned and spaced widely apart.

    5. Monitor hay-baling operations closely, dry hay can ignite within the baler.

    6. Watch out for sparks when using welding equipment to build fences or repair equipment.

    7. When debris burning is allowed, establish wide control lines down to bare mineral soil prior to lighting your fire. Stay with your fire until it is out.

     One little spark can turn into a huge fire. Damage property and possibly take a life. People that are pt-timers here in Canyon Lake please don't go off and forget to make sure your property is taken care of. If you don't you may not have a weekend place to come to. Make arrangements for someone to mow your lawn and see that your home is in order.

    Remembering The Flood and the Wrath of Nature at Canyon Dam, Canyon Lake, TX

    Canyon Lake Gorge. This was a day we will always remember. You hear about things like this happening to other communities but not it my backyard.

    A torrent of water from an overflowing lake sliced open the earth in 2002 here at Canyon Lake. This wall f water was so strong it exposed rock formations, fossils and even dinosaur footprints in just three days. Since then, the canyon has been accessible only to researchers to protect history.     "It exposed these rocks so quickly and it dug so deeply, there wasn't a blade of grass or a layer of algae," just limestone rock and water.

    The mile-and-a-half-long gorge, up to 80 feet deep, was dug out from what had been a nondescript valley covered in mesquite and oak trees.

    It sits behind a spillway built as a safety valve for Canyon Lake, a popular recreation spot in the Texas Hill Country between San Antonio and Austin and twenty miles from New Braunfels, Texas. I worked on this project when I was in high school.                                                               The Gorge from  The 2002 Rains. It rained so much and for so long the water overflowed the spillway and created as we now call The Gorge of Canyon Dam.

    The reservoir was built in the 1960s to prevent flash flooding along the Guadalupe River and to assure the water supply for central Texas. The spillway had never been overrun until July 4, 2002, when 70,000 cubic feet of water gushed downhill toward the Guadalupe River for three days, scraping off vegetation and topsoil and leaving only limestone walls.

    .The Guadalupe Blanco River Authority, which has a lease from the Army Corps of Engineers to manage the 64-acre Canyon Lake Gorge site, will begin offering limited public tours of the canyon Saturday, continuing year-round on the first Saturday of the month.

    Early demand for the 3-hour tours is so high they are booked for at least six months.

    Visitors will not be allowed to hike the canyon on their own because the brittle limestone is still breaking from the canyon walls.

    Bye Bye to my bird hunting lease in New Braunfels, TX

    Reality really set in this week when Target opened at Creekside..... My dove lease is gone forever.

    Growth has taken over in New Braunfels, TX.  Growth along the I-35 corridor between San Anonio, TX and Austin TX is unbelievable and New Braunfels is right smack in the middle.

    Let me intoduce you to: Creekside New Braunfels

    Target had a grand opening with the official ribbon cutting along with cheerleaders and of course The Oolmpah Band (New Braunfels Style). This is the Buzzzzzzzzz in New Braunfels.

    As we walked into Target I remembered when just a couple years ago I was walking in a field of sunflowers with Brutus my faithful and loyal black lab. Now I'm standing in the middle of mass hysteria because Target has opened. The only thing I recognized that even resembled hunting was some clothing. Bye Bye to my hunting lease in New Braunfels.

    Here is a brief bit of news as to what this expansion is going to bring to New Braunfels. Realtors listen up:

     Seventy-five acres dedicated to an integrated mix of multi-family residential, townhomes. This means home sales. This 400 plus acre planned retail and residential, professional mix will definitely bring lots of excitement to sleepy little New Braunfels, TX.

    Next time you are coming to New Braunfels to visit Gruene, tube the Guadalupe or spend a fun day at the Schlitterbahn Waterpark, or visit Canyon Lake, watch for Creekside North of New Braunfels if coming from San Antonio and South if you are coming from Austin.

    Buying that first home - Then get your First Home Inspection

    Are you a First Time home buyer? How exciting...You have found your Great Realtor...You have found that dream home...Now it is time to find your home inspector...One more important step in the process.

                         Dream Home How to find a home inspector in your area. I will use Texas as an example since I live, work and play in the San Antonio, TX area and surrounding counties.

    Although utilizing a Home Inspector at the time of a home purchase has become routine over the last few years; the value of learning details about the condition of a home prior to purchase is important. One imporant deciding factor is to decide if this is the right home for you.

    Real Estate industry professionals are familiar with the services provided during a home inspection. How can you be sure to get the most benefit from the inspection of your potential home?  The best source of information about the quality of services provided by Home Inspectors are your co-workers, friends and family. Your realtor can also present a list of inspectors for you to choose from if you are new to the area.

    Some questions to ask about the training and experience of the inspector. 

                   Are you licensed or certified with a state organization?

                     Do you keep current on industry knowledge with continuing education?

                     Are additional licenses kept current or do they have areas of expertise?

                     Do you carry E&O Insurance

                     How long have you been in business?  A very important question.

                     When and how do I receive the report. Are photo's available.

    In the state of Texas you hold a license through TREC (Texas Real Estate Commission). http://www.trec.state.tx.us/ You can find a list of inspectors, year they became certified and what specific designation they hold.

     A thorough inspection on a typical  2,000 square foot home will take a minimum of two hours. If it is an older home, larger or has additional outbuildings, pool/spa, hot tub or septic it will take longer. It is important that you attend the inspection. A detailed report is great but being able to see issues first hand is extremely valuable. This report will indicate items that may need repair or further evaluation.

    The home inspection is a visual examination, structural and mechnical. The inspector's trained eye and education can  help spot items that you or a friend may not even be aware that may need attention. The present owner may not even be aware if it is an existing home. If it is a new home sometimes the contractor may have missed some items in error. If you are building a new home consider phase-inspecions - pre-slap, enclosure,and final walk-through. Depending on the home a fourth may be necesary.

    Fees vary widely for Home Inspections. Shop for content not cost. An incomplete or substandard inspection can cost a lot in the long run. Good information is valuable but should be cost effective.  Some leg work at the beginning of the Home Inspector selection process will increase your satisfaction with the new home you choose.          

    A home purchase is a hectic time. Use the information provided here to get the best result from your Home Inspection. It is not a process that you want to rush through. Your first home purchase has to be right for you.

    Gate construction
    The 37th Civil Engineer Squadron will begin installing shades over Airman's Gate, Gateway East Gate and Selfridge East Gate July 21.
    The footers will be poured through July 25, with construction moving from Airman's Gate to Gateway East Gate to Selfridge Gate. This will allow the contractor approximately two days to complete the work at each gate.
    Traffic will have only one inbound lane on the days the specified gate is under construction.

    Recycle Program Expanding & It's Free In Comal County TX

    We have a great recycle program in Comal County Texas. It has been so successful it is being expanded. 

    Pick up days are diferent for each area within Comal County. Where we live we take our recycle every Friday to our fire station at Startzville. We don't have to seperate our recycle since comal county has a service that does that for them.  We don't even have to get out of the car or truck if we choose not to. We pull up, county employees unload your recycle and you pull off.  How hard is that?

    When the recycle program started a few years ago they had a truck that pulled a small high-sided trailer. Today we have two trucks like you see below. This program has been very successful.

    Comal County Recycle Recycle Program in Comal County is growing.Comal County RecycleThe trucks are always well maintained and the county employee's are always friendly and courteous. Here is another picture of the drive up for unloading your recycle.Comal County Recyle  Comal County has now announced they are going to expand the program according to an article in the  New Branfels newspaper.     Some of you know I enjoy blogging about our area of New Braunfels, TX and The Texas Hill Country. No I am not a paid promoter ,just a proud Texan. I conduct home inspections for a living.
